How can I track the performance of my property?

Each owner has access to an online owner portal: bookings, revenues, contracts, inventories, interventions. Monthly report sent automatically. Reachable 7 days a week by phone, email or WhatsApp.
Can I take my property back whenever I want?

For short-term: oui, vous bloquez vos dates à tout moment. En moyenne durée (bail civil / mobilité) : à l'issue de chaque bail. En longue durée : selon le préavis légal du bail (3 ou 6 mois selon le type). Votre bien reste toujours le vôtre — nous en sommes les gestionnaires, pas les owners.

Le bail civil permet-il de fixer librement le loyer à Paris ?

Oui. Le bail civil (Code Civil) permet de fixer librement le loyer entre les parties, without being subject to rent control. It is the most advantageous framework for a Parisian owner, applicable when the home is not the tenant's primary residence (companies, embassies, secondary residences, expatriates on assignment).
Quelle différence entre bail civil et bail mobilité ?

Le bail mobilité is governed by the ELAN law: 1 to 10 months non-renewable, no security deposit, reserved for tenants in mobility (training, assignment, studies). The bail civil est encadré par le Code Civil : durée libre jusqu'à 9 ans, loyer librement fixé, idéal pour sociétés, ambassades, résidences secondaires. Le bail civil est plus souple et plus rentable dans la majorité des cas.
What types of tenants do you target for medium-term?

We target corporate and qualified profiles: mobile executives, expatriates, Grandes Écoles, companies, embassies, secondary residences. The accommodation is often covered by the employer — structurally low default risk. We systematically verify solvency via employment contract, employer certification or company guarantee.
Is medium-term more profitable than long-term?

In general oui : le loyer au sqm en moyenne durée (bail civil ou mobilité) est supérieur de 30 to 50% than a long-term lease subject to rent control. In return, more frequent turnover — but with controlled vacancy thanks to our targeted distribution.

How many nights can I rent my apartment on Airbnb in Paris?

Si c'est votre primary residence : 90 nuits par an maximum (legal limit). If it is a secondary residence : sans limite, mais vous devez avoir obtenu un changement d'usage with the Paris City Hall, and potentially a compensation (transformation d'un local commercial en logement dans certaines zones).
What is the Airbnb registration number?

Since 2017, all short-term rentals in Paris must display a 13-digit registration number on their listings (Airbnb, Booking, Abritel…). This number is obtained free online at teleservices.paris.fr. Full Concierge handles this process for our owners.
What is the change of use (changement d'usage)?

Change-of-use is a mandatory administrative authorisation to rent a secondary residence short-term in Paris for more than 90 days a year. It can be temporaire (renouvelable) ou permanent, and may require a compensation : converting premises of equivalent surface (or double in the high-demand central districts) into housing. A complex procedure — we support you via our specialised partners.
Is my apartment eligible for short-term letting?

It depends on its status (primary or secondary residence), the co-ownership rules, and the geographic zone. Some co-ownerships prohibit short-term furnished rentals. We carry out a free feasibility audit before any handover: regulation, co-ownership, taxation.

Taxation & LMNP

Qu'est-ce que le statut LMNP ?

LMNP = Non-Professional Furnished Lessor. An ultra-advantageous tax status for furnished rental (short, medium or long-term). Two regimes: micro-BIC (flat 50% allowance up to €77,700 in revenue) or actual-cost regime (deduction of actual expenses + depreciation of the property = taxes often close to zero for 10-15 years). We work with specialised accountants who support our owners.
Which tax regime do you recommend?

Dans 95% des cas, le actual-cost LMNP regime is more advantageous than micro-BIC once your expenses and depreciation exceed 50% of revenue. For a typical Parisian property, this is almost always the case. We connect you with our accounting partners who handle the annual filing (around €400-600/year for a specialised firm).
Do I need to register to rent furnished?

Oui, obligatoirement. Vous devez obtenir un SIRET number by registering at inpi.fr (formerly guichet-entreprises.fr) within 15 days of the start of the rental. It is free and essential to declare your income under the BIC regime. We support this process.

Not necessarily. We have a network of partners in home staging and furnishing, able to equip a home to short/medium-term standards in 2 to 3 weeks. Average budget: €8,000 to €20,000 depending on size. We guide you on the essential equipment to maximise profitability.
What happens in case of damage by a tenant?

For short-term: coverage by Airbnb AirCover (up to $3M in property damage) or Booking insurance depending on the platform. For medium/long-term: security deposit, optional unpaid-rent insurance (GLI), and joint guarantor (company or guarantor). We fully manage claims and reimbursements.
Are you insured?

Oui. Full Concierge est holder of the G card (Property Management) issued by the CCI of Paris Île-de-France (no. CPI75012025000000401), covered by a financial guarantee of €110,000 with the Compagnie Européenne de Garanties et Cautions. All our mandates comply with the legal obligations of the Hoguet law.
Combien de temps faut-il pour voir les premiers revenus ?

For short-term: first income within 2 to 4 weeks after going live (depends on the season, the photo shoot, demand). For medium-term: 4 to 6 weeks on average to select a qualified tenant. For long-term: 6 to 10 weeks (more thorough applications, administrative signing time).
